Naples Condo Financing Checklist
Review the property before the offer gets ahead of you.

A pre-offer checklist for understanding the project-level records and questions that can matter alongside the borrower and unit review.

This resource is general education only. It is not a loan application, credit decision, rate quote, Loan Estimate, insurance quote, legal, tax or financial advice. Actual options are subject to the current scenario and applicable review.

Two reviews may matter

The borrower, transaction and individual unit can be reviewed separately from project-level considerations.

Documents create the context

Budgets, reserves, insurance, governing documents and project questionnaires can all be relevant.

Early is better

Requesting available association information early can reveal what needs clarification before deadlines compress the process.

Mortgage strategy guide

A condo can introduce a project-level conversation.

Condo financing is not only about a buyer’s income, assets and credit profile. Project-level characteristics can also be relevant. Fannie Mae’s standards, for example, describe a project review that is distinct from review of the borrower, transaction terms and individual unit appraisal.

That is why it is useful to identify a target property early and ask what information the association or management company can provide. A list of documents is not a project approval, and the applicable requirements depend on the loan program, property and transaction.

Ask for the records that create a clearer picture.

Availability varies by association, but early questions can reduce surprises and give the right parties time to clarify what is current.

  • Current association budget, financial statements and reserve information when available.
  • Governing documents, current assessment information and any known special-assessment context.
  • Master insurance information, including the appropriate contact for current policy documentation.
  • Condominium questionnaire process, management contact and expected turnaround times.
  • Occupancy, rental-use and project details that may be relevant to the intended loan and ownership plan.

Use the checklist before the offer is final.

The purpose of this page is to make the conversation more informed, not to tell you whether a specific project will qualify. Project standards and insurance requirements can be detailed, and facts may change. A scenario must be reviewed using current documentation and the applicable lending guidance.

If you are considering a specific condo, use the mortgage inquiry to share the listing or association contact information so the right questions can be identified early.

A USEFUL NEXT STEP

Turn the guide into a clearer first conversation.

A property conversation can identify next questions. It is not a project approval or a commitment to lend.
